Terms of Service

These Terms of Service (“Terms”) govern your access to and use of beaspropertygroup.com and any related communications, forms, calls, texts, or emails (collectively, the “Services”) provided by Beas Property Group (“we,” “us,” or “our”). By using the Services or submitting our cash-offer request form, you agree to these Terms.

These Terms are provided for general information and are not legal advice. Please consult an attorney for advice about your specific situation.

1. Who we are

Beas Property Group is a Nevada-based real estate investment company that purchases residential properties directly from owners. We are not a licensed real estate brokerage and we are not acting as your agent, broker, attorney, lender, appraiser, inspector, tax advisor, or financial advisor. Nothing on the Services should be interpreted as legal, financial, tax, or real-estate advice.

2. Eligibility

You must be at least 18 years old and legally able to enter into a contract to use the Services. If you submit information about a property, you represent that you either own the property or are authorized to act on behalf of every owner.

3. Cash-offer requests and communications

When you submit our form or otherwise contact us, you are requesting information and a potential offer. Submitting the form does not create a purchase agreement, listing agreement, or any obligation for either party to buy or sell the property.

Any offer we present is a non-binding proposal until a written purchase and sale agreement is signed by both parties. We may decline to make an offer, withdraw an offer, or change the terms of an offer at any time before a written agreement is signed.

4. Phone, text, and email consent (TCPA)

By providing your phone number, you expressly consent to receive calls and text messages from Beas Property Group at that number, including calls or texts placed using an automatic telephone dialing system or prerecorded or artificial voice, regarding your property, our offer, and related follow-up. Consent is not a condition of any sale.

5. Your information must be accurate

You agree that the information you submit — including your name, contact details, and property details — is accurate and complete to the best of your knowledge. We rely on this information to evaluate the property and prepare an offer. Materially inaccurate information may cause us to withdraw or revise an offer.

6. Assignment of purchase contracts

You acknowledge that Beas Property Group may assign a purchase contract to another buyer, joint-venture partner, or affiliated entity. If we do, the assignee will assume our rights and obligations under that contract, and we may share your information with the assignee solely to complete the transaction.

7. Acceptable use

You agree not to:

  • Submit false, misleading, or unauthorized information, including information about a property you do not own or are not authorized to represent.
  • Use the Services to send spam, harass, threaten, or defame any person.
  • Attempt to gain unauthorized access to the Services, our systems, or other users' data.
  • Copy, scrape, reverse engineer, or otherwise misuse the Services or their content.
  • Use the Services in violation of any applicable federal, state, or local law, including the Telephone Consumer Protection Act, CAN-SPAM, and Nevada real-estate laws.

8. Intellectual property

The Services, including text, graphics, logos, and design, are owned by Beas Property Group or its licensors and are protected by intellectual-property laws. You may view and use the Services for your personal, non-commercial purpose of requesting an offer. You may not reproduce, distribute, or create derivative works without our prior written consent.

9. Third-party services and links

The Services may link to or rely on third parties (for example, hosting providers, email providers, mapping tools, title companies, and inspectors). We are not responsible for the content, availability, or practices of third parties. Your use of third-party services is subject to their own terms.

10. Disclaimers

THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT ANY OFFER, VALUATION, OR ESTIMATE WILL BE ACCURATE.

Any price ranges, estimates, comparable-sales information, or closing timelines discussed before a signed purchase agreement are informational only and are not guarantees.

11. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, BEAS PROPERTY GROUP AND ITS OWNERS, EMPLOYEES, AGENTS, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SERVICES WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US$100), EXCEPT WHERE PROHIBITED BY LAW. NOTHING IN THESE TERMS LIMITS LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE LAW.

12. Indemnification

You agree to indemnify and hold harmless Beas Property Group and its owners, employees, agents, and affiliates from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising out of (a) your use of the Services, (b) your violation of these Terms, or (c) your violation of any applicable law or the rights of any third party, including claims that information you submitted about a property was inaccurate or unauthorized.

13. Termination

We may suspend or terminate your access to the Services at any time, with or without notice, for any reason, including if we believe you have violated these Terms. Sections that by their nature should survive termination (including 6, 8, 10–12, and 14–17) will survive.

14. Governing law and venue

These Terms are governed by the laws of the State of Nevada, without regard to conflict-of-laws principles. Except as provided in Section 15, you and Beas Property Group agree that any dispute arising out of or related to these Terms or the Services will be brought exclusively in the state or federal courts located in Clark County, Nevada, and each party consents to personal jurisdiction and venue there.

15. Informal dispute resolution

Before filing any lawsuit, you agree to first contact us at offers@beaspropertygroup.com and give us at least thirty (30) days to try to resolve the dispute in good faith. Small-claims court actions are excluded from this requirement.

16. Changes to these Terms

We may update these Terms from time to time. When we do, we will update the “Effective date” above. Material changes will be posted on this page. Your continued use of the Services after changes become effective constitutes your acceptance of the updated Terms.

17. Miscellaneous

  • Entire agreement. These Terms and our Privacy Policy are the entire agreement between you and Beas Property Group regarding the Services and supersede any prior agreements.
  • Severability. If any provision is held unenforceable, the remaining provisions will remain in full force.
  • No waiver. Our failure to enforce a provision is not a waiver of our right to do so later.
  • Assignment. You may not assign these Terms without our prior written consent. We may assign them freely.
  • Notices. We may provide notices by email or by posting on the Services. You may send notices to us at offers@beaspropertygroup.com.
